We have been in the Roberts Street house for two weeks now. I am loving the space and am loving finishing up room by room!!

Two weeks Till Move-In

**Excuse any spelling and grammar flubs...i have to get this out while Hud is asleep!**

We will officially living in the newly renovated house on Roberts in two weeks...actually less than two weeks. The time has flown by and we are tirelessly working to get everything done. Down to the wire, of course. Hudson doesn't have a prayer....his mom, dad and BOTH sets of grandparents are procrastinators and slow movers.

I want to show pictures of the house so so badly but I can't! It will ruin the before and after affect that I so enjoy but I am going to put up the paint colors that we have decided on. It's weird when I looked all of these up because some seem darker than they actually are (like the paint for the outside). I am 100% happy with how ALL of them turned out. I also bought my dream tub for the master-suite we are turning one of the 4 bedrooms into. This room is a work in progress and will not be quite ready for the move-in but soon!

Paint Colors: I love Behr from Home Depot. They have the new paint and primer in one and it is amazing. Just as good as Sherwin Williams or Benjamin Moore in my opinion.

For the Living Room and Hall we went with "Aged Beige" I loved that it didn't have any yellow in it and it flowed so beautifully into all the other rooms of the house


Kitchen and Current Bath: All Whites are NOT created equally. We went with "Ultra Pure White" from Behr. I wanted the kitchen to be as bright as possible and it is!!

For Hudson's Room, Guest Room and our Laundry Room we went with "Graceful Gray" by Behr. It actually does have some depth to it rather than just a boring gray. It's warm and soothing and I think Hudson and our guests will LOVE it.


For our Future Master Suite we went with "Dew Drop" by Behr.  It looks so beautiful in that room with all of the light from the two windows. So soothing and it will be so easy to decorate...I can't wait.


With that, I will go ahead and show you the tub I bought that will go in there against that color and under one of the windows:

For the Outside we did go with Benjamin Moore: "Coastal Fog"


We have two outside lights. One in the front and one on the side. I went with this light because our's is a ceiling light and I wanted it to go with the hardware on the shutters.

I think that is all I am going to show you for now. I dont' want to give too much away. I am saving our Master bedroom color for the after pics.

As you can see we went with pretty neutral cottage colors. Who says you can't make a brick ranch house a beechy cottage? :) I will tell you I am more pleased with this house than I thought I would be. The folks around the neighborhood seem to be really happy with how it is looking. Almost there!!

36 Days until Move-in!

Well we are really in the final days of apartment living...thank you LORD. I had a fleeting thought when we moved in "I'm kind of sad it's only for 6 months...it might be fun to be in an apartment again because a lot is done for you!." wrong wrong wrong. I will not bore you with all of the details but just know that I do everything I can to be away from this place during the day. I am so glad this house project took a lot of my time!

So much has happened since my last post! let's go down the check-list:
wood floors - redone and absolutely beautiful! Phillip Winstead (615-419-0420) did an amazing job. He is the sweetest man and went above and beyond. His price was unbeatable. He replaced boards (remember our floors are from the 50's and had horrible carpet on them) when he saw fit, he fixed room transitions. Just perfect. They are gleaming but also have so much character. I do not have a final pic of the floors yet so this is when they asked me what stain I wanted. I went with the "honey oak". It is a pretty natural looking stain that brings out the character of the floors.



windows - THEY ARE IN! What a difference windows make. Lowes did our windows and they did a great job...price was great too. They give a 10% off to veterans for ANY purchase so it was a fun way to honor dad.



kitchen- dry-wall up, cut-out...well cut-out, doorway widened and arched, mudded, sanded and contractors gone! All that is left is priming, painting and cabinets installed


Electrical- done done done! We have 5 can lights in the kitchen...for those of you who do not know the lingo, cans are recessed lighting. They installed smoke detectors in every room and disconnected the radiant heat that was in the walls.
Half Bath - the door to the half bath from Hud's room has been closed off and the opening is now going into the 4th bedroom (future master suite). The new door is hung.
Bedrooms - holes filled, mudded, sanded and ready for prime and paint (as of tonight a couple of the rooms will be painted)

We are almost there! the big things left:
kitchen floor (tile) - this weekend
cabinets - coming last weekend in September
molding
front door installed (waiting on it to come in)
closet organizers
landscaping
* Decorating (that is where I come in!)

I feel so good at where we are...I will be ready for company soon:)

After the Parents...there were contractors

Well who does not love visits from the fam...I for one LOVE that they come to see Hudson (let's be honest, they don't care about us as much anymore;). Who doesn't love BOTH sets of parents coming in for two weeks at a time back to back?

Seriously we have wonderfully supportive parents so we welcome them! They were a big help to us getting the house ready, especially mom and dad Rainey. It is partly their investment, but they'd do it even if it weren't...give give give, that's what they do.

While they were here we got busy really demo-ing. The rest of the kitchen went away, far away, never to be seen again. Spencer, mom and dad were on their hands and knees scraping flooring away, taking up nails...battling the dust and sneaky insulation that was seeping out. I would LOVE to put the picture i took of my mom acting like she was going to hammer my dad's head during all of this, but alas, she is prideful like me when it comes to pics on the Internet...HAVE TO FILTER.

In other news, my dad was trying to fix a plumbing problem, in both bathrooms (note we paid a plumber $75 to check out our one and a half bath before we started and he said it was "all good") when in the half-bath the leaky pipe burst and water was spraying everywhere. My mom had to run to the neighbor and get help. Our neighbor thought my dad had a heart attack because my mom was so frantic. I wish I could have been there to see that...boo!

And our neeeeewwwww kitchen will be...drum roll please....Lidingo White from IKEA. Everything is ordered and will be delivered the last week of September. I am so excited!! Here is a picture of what the cabinets look like. We will have three glass cabinet doors (woop woop!). As for the back splash, we are going with a white subway tile look, i think. The jury is still out on that.
After much deliberation, I have decided on the single bowl white farmhouse sink. We were going back and forth on the double bowl or single. After looking at our measurements, the double-bowl was just too big (36 inches) for the space. Here is the sink we ordered:
So now that the parents are gone, the contractors are coming around. We have work going on in the kitchen today...the cut-out should be done, doorway extended along with ceiling being patched after a random fan is taken out. The electrician will be there next Monday and Tuesday to wire it all, then we have to have it inspected before the drywall can go up...when that is done, it's full speed ahead in there.

The windows should be there in another week and a half, as well as the front door.

We are less than 60 days out. I must say, I am a little skeptical that everything will be done by the time we move. I would like to call in the HGTV experts that come and get a whole house built and ready in a day to come finish mine at the end. :)

Update

Phew!

What a fast July...why is life moving so fast all of a sudden. I want it to STOP.

We have had a LOT of visitors lately. Spencee's parents were here for two full weeks, we had a week off and now my parents are here. They come to help, but we also don't want them to work their fingers to the bone so there is a lot of just "talking" about what needs to be done to the house. We've also spent this month getting tons of quotes for things to be done; ie: windows, floors, central heat and air, electrical. Here is what we've decided thus far.

- We are going with C & M Heating and Cooling here in Franklin. Some of you don't give two flips, some of you might need to know these things when it comes time to do your own reno...so I will include all info.

- We are going with Lowe's for new windows. After MUCH calculating and the fact that my dad gets a veteran's discount at Lowes and Home Depot (thanks to his service!!) Lowes is the better price for the best product. I LOVE new windows...they make everything look so much better..can, not, wait!

- We haven't decided on electrical. We need electrical because our fuse box looks like it's straight out of the 50's...because it is. The wiring is actually up to date (thank the Lord) but they didn't replace the fuse box. We also need them to put smoke detectors, carbon monoxide detectors, an off switch for heating/cooling unit etc. Lots of misc. stuff we have to do.

- We have yet to decide about the kitchen. It will either be Home Depot or Ikea. There are lovers of Ikea and haters of Ikea. Please do not express that to me, unless you are a lover. I LOVE ikea. Yes some of their product is shotty and does not hold up but I know a lot of their kitchens are a great product. If it was only up to me, we'd go the Ikea route but there are others that need to way in, in my family so I will wait.
- Spencer has done an amazing job on our yard. The house sits on a half acre. You couldn't even see 1/4 of it because of all of the brush that had grown up around the creek part. Spencer got bit 1 million times by who knows what getting it looking great. I THANK HIM...I love him.

We are trying to decide the design for our kitchen. There are three. One has a cut-out where you can see the living room from the kitchen. I think that is the design we decided on. Here is a sneak peak of my men figuring out where the cut-out will be.

Other than that. We have ordered our new front door. It is a craftsmen style front door. It will be stained VERY dark...i can't wait! Here is what it looks like:

The Fun Begins?

What a busy weekend....

Spencee (or Spencer:) worked his booty off this weekend at the house. I hate that I can't really help right now because I watch my tiny (Hudson), but hopefully when my parents come again I will be able to get my hands dirty. Many of you are probably thinking, "Let him do it," but I LOOVVEEE ripping stuff up and making things pretty again so this is killing me!

He spent time getting off all baseboards, ripping up carpet and getting the staples out of the floor. He was happy with what he accomplished on his own this week and I am proud of him. I will say, if we want to move in by October we might need to eventually speed up the process but for working alone, it was a job WELL done:) My sweetie is the Jam.

Closing Day

Well we have made it. It's closing day. My realtor texted me this morning and asked, "Are you excited or over it?"... I answered, if I could be both, that's where I am. We were suppossed to close a week ago but you homeowners know how it goes, you are at the mercy of the WHOLE machine and things happen last minute you don't anticipate. But here we are...

It's kind of anti-climatic too because we aren't getting the keys to our new, lovely, ready to move-in home. It's once again a work in progress but it's the only way I know. Like I said in my last post, I couldn't imagine just "moving in" and being satisfied in any home...there will always be changes I'll make I'm sure.

We have to have the house in move-in condition by October 23rd. That's when our current 6 month lease is up. We will start this Saturday ripping old carpet up and ripping out the base boards. Once again, I will be documenting it all with Pics and descriptions. Are you excited??!!

I am having a hard time though because I am ready to decorate a house that is not done...Beer me strentgh.
